Respond to the water event, review access and safety conditions, extract standing or absorbed water as part of property damage mitigation, and manipulate or protect personal property and contents when needed to reduce additional damage.
2. Source Review
Look for the leak, water entry point, equipment condition, plumbing failure, roof condition, or other source that allowed water into the structure.
3. Inspection and Cause and Origin Determination
Determine what happened, where the water originated, how it traveled, and which materials, building assemblies, systems, and contents were affected.
4. Assessment and Diagnosis
Assess affected building materials, moisture conditions, concealed areas, structural concerns, building systems, and contents to diagnose the scope of the restoration project.
5. Restoration Design
Design the work sequence around the property conditions, client needs, contents handling, containment, material removal, cleaning, drying, repair, and reconstruction requirements.
6. Contents and Personal Property Care
Manipulate, protect, inventory, clean, deodorize, pack out, store, or separate affected personal property and contents according to the needs of the property and client.
7. Containment
Separate affected work areas from unaffected spaces and use controlled pressure relationships where appropriate to help contain dust, moisture, debris, and affected air within the work zone.
8. Removal of Unsalvageable Materials
Remove building materials that cannot be restored, cleaned, or dried effectively while protecting materials and assemblies that can remain.
9. Cleaning and Remediation
Clean and remediate affected areas with the goal of bringing remaining building materials to a sanitary condition before drying systems are applied.
10. Drying
Apply air movement and dehumidification according to the affected materials, moisture readings, psychrometric conditions, containment configuration, and restoration design.
11. Repair Planning
Define what must be repaired, replaced, rebuilt, or finished after cleaning, remediation, and drying are complete.
12. Reconstruction
Reconstruct damaged drywall, ceilings, flooring, trim, cabinets, framing areas, wall assemblies, and finishes according to the restoration design and repair plan.
13. Final Documentation
Document completed work, final property conditions, repair progress, restoration decisions, and the completed condition of the project.
