What Should I Do After a Water Heater Leak?

If your water heater is leaking, first make sure no one is in danger. Stop the incoming water if you can reach the shutoff safely, stay away from wet electrical equipment, and begin documenting what happened. Once the immediate flow is controlled, have the leak and the affected areas evaluated so you understand the source, the damage, the proposed work, and the cost before major work begins.

Make Sure the Area Is Safe

Keep children and pets away from the affected area. Do not stand in water to reach an electrical panel, outlet, appliance, control, or shutoff. Do not touch wet electrical equipment, and stay out from beneath a wet or sagging ceiling.

If the water heater is gas-fired and you smell gas or suspect a gas problem, leave the area and contact the gas utility or emergency services. If shutting down electricity or gas is not clearly safe, leave that work to a qualified professional.

Keep people and pets away from water and wet equipment.
Do not touch electrical equipment while standing in water.
Do not enter an area with a wet or sagging ceiling.
Leave the property and call for help if you smell gas or suspect a gas leak.

Stop the Incoming Water

Look for the cold-water shutoff on the supply line entering the water heater. If it is accessible and you can operate it without entering water or reaching around wet electrical equipment, close it. If that valve will not close or you cannot identify it, use the home's main water shutoff.

If the main valve is unavailable or does not work, contact the water utility for help shutting off the service. In some emergencies the water may have to be stopped at the meter. Contact the utility unless you already know that property owners are permitted and equipped to operate that shutoff safely. Do not force a valve or damage utility equipment.

Shut Down the Water Heater Safely

Follow the manufacturer's shutdown instructions for the installed water heater when they are available. Electric, gas, heat-pump, tank, and tankless equipment do not all use the same shutdown procedure.

Do not operate electrical controls while standing in water, do not attempt gas work when the proper shutdown is unclear, and do not restart the water heater until it has been inspected and determined safe to operate. An electric element can be damaged if power is restored before an emptied tank is completely refilled.

Write Down What Happened

Once the immediate flow is controlled, write down what you know while it is still fresh. If you do not know when the leak began, say that instead of guessing. A short incident record helps preserve the sequence of events and gives the people inspecting the property a clearer starting point.

The date and approximate time the leak was discovered
Who discovered it and where water was first seen
Whether water was still flowing when it was found
The visible or suspected source, without taking equipment apart
Which valve was closed and the time it was closed
Every professional, utility, agent, or carrier contacted
Temporary work performed and receipts received

Take Photos and Video That Show the Conditions

Start with wide views that show the room and the water heater's location. Then photograph the apparent source, the visible boundaries of the water, affected finishes, nearby contents, adjoining rooms, and any ceiling or room below. Photograph the water heater label, model number, and serial number when they are safely visible.

A short video can show active dripping, flowing water, and how the affected areas connect. Preserve the original files with their date and time information, and continue taking photographs as conditions are uncovered or work progresses. Do not delay emergency action just to obtain perfect pictures.

Check Where the Water May Have Traveled

The puddle beside the tank may not show the full affected area. Water can move beneath flooring, through underlayment, along framing, into wall cavities, around pipe penetrations, through ceilings, and into adjoining rooms. Check what is beside, behind, above, and below the heater when those areas can be reached safely.

A surface that looks dry can still have wet material below or behind it. Moisture measurements and continued observation may be needed to understand the actual affected area.

Adjoining rooms and the opposite side of nearby walls
Flooring seams, baseboards, door casing, and cabinet bases
The ceiling and room below an upper-level water heater
Electrical, HVAC, insulation, and other building components in the affected area

Protect Belongings Without Destroying the Record

Move dry and unaffected belongings away from spreading water when it is safe to do so. Photograph affected belongings before moving them when practical, keep an inventory, and preserve receipts and product information.

Do not throw damaged items away prematurely when an insurance claim may be involved. Avoid removing walls, flooring, cabinets, trim, or insulation until the affected area and intended scope have been documented, except when immediate safety or damage prevention requires action. Never use an ordinary household vacuum to collect standing water.

Act Promptly, but Do Not Assume the Surface Is Dry

Water around a heater may soak into flooring, underlayment, subflooring, drywall, insulation, framing, cabinets, trim, and nearby contents. Wiping up the visible water is important, but it does not prove that concealed materials are dry.

The U.S. Environmental Protection Agency recommends drying water-damaged areas and items within 24 to 48 hours to help prevent mold growth. Treat that as a reason for prompt action, not a promise that every affected assembly can be completely dried within that period.

Call a Professional Who Can Address the Whole Problem

A water heater leak may involve more than replacing the heater. The source may need to be confirmed, plumbing may need repair, water may need to be extracted, affected materials may need moisture measurements and controlled drying, and damaged finishes may need repair or replacement.

Before hiring several unrelated companies, ask who will coordinate the leak repair, property assessment, water mitigation, documentation, and resulting repairs. A coordinated contractor should explain who is responsible for each part of the work and how findings from one trade affect the next step.

Can you identify or confirm the source and coordinate the qualified repair trade?
Will you inspect adjoining and concealed areas and document moisture conditions?
Will I receive photographs, notes, measurements, reports, and a written scope?
What must be done immediately, and what can wait until the full scope is understood?
Will repair and reconstruction be included or handled separately?
How will changes in scope or cost be approved?

Understand the Work and Cost Before Authorizing It

An emergency does not mean you should lose control of the project. Before authorizing major work, ask what the company plans to do, why it is necessary, what it is expected to cost, and how you will be notified if the scope changes.

Concealed damage may prevent anyone from knowing the final scope at the beginning. Even then, the company should explain the known work, the initial authorization, whether pricing is fixed, estimated, unit-priced, or based on time and materials, and what written approval is required before additional work begins. Do not accept a process where thousands of dollars of work are performed first and explained only after the bill arrives.

Which inspection, extraction, drying, demolition, repair, or reconstruction work is included?
How will labor, equipment, materials, monitoring, and disposal be charged?
What is the initial expected cost or pricing method?
What conditions could change the scope?
Who can approve additional work, and how will that approval be recorded?
Will the final invoice include meaningful detail and supporting records?

Decide Whether Your Insurance Carrier Should Be Notified

Whether the event should be reported, what may be covered, and what deadlines apply depend on the policy and the circumstances. Review your policy or contact your insurance agent or carrier promptly when the damage may exceed what you intend to handle personally. Ask what documentation they need, whether they want to inspect the property, and how emergency work should be reported.

Your policy may require reasonable steps to protect the property from additional damage. That does not mean authorizing unlimited work without understanding it. Document the conditions, preserve receipts, request a written scope and cost information, and keep a record of every communication. Damage to the property and replacement of the failed water heater may be treated differently under a policy, so do not assume that either is covered or excluded.

Arkansas policyholders may choose the contractor they want to repair their property. An insurance company may recommend a preferred contractor, but it may not require repairs to be made by a particular contractor, supplier, or repair shop as a condition of paying the claim. Ask questions, review the proposed scope and cost, and choose a contractor you trust to document, coordinate, and complete the work.

Understand What Good Documentation Should Include

A useful report should help show what was found, what actions were taken, which materials and building components were affected, and why particular work was recommended. The record may include dated photographs, written observations, moisture readings, equipment records, repair notes, scopes of work, estimates, invoices, receipts, and a communication log.

The Resulting Repairs May Involve More Than Plumbing

Replacing or repairing the water heater may stop the source, but it does not necessarily address everything the released water affected. Depending on where the heater is located and how far the water traveled, the property may also need water extraction, moisture documentation, controlled drying, cleaning, removal of damaged material, and repairs to the surrounding building.

The actual scope may include flooring and underlayment, drywall, insulation, baseboards, door casing and other trim carpentry, painting, cabinetry, electrical components, HVAC equipment or ductwork, and other affected work. Not every leak requires all of these repairs. The scope should be based on the conditions found and documented at the property.
