Attics, Crawlspaces, Drainage & Moisture

Attics and crawlspaces are easy to overlook because most people rarely see them. They are also where roof leaks, plumbing drips, condensation, damaged insulation, duct problems, poor drainage, and high humidity often leave their first clues. A regular look at these areas can help you catch a small change before it spreads into framing, finishes, mechanical equipment, or the rooms you use every day.

Understand Why Hidden Areas Matter

Most people naturally maintain the parts of a property they see every day. Attics, crawlspaces, roof edges, drainage paths, and spaces beneath finished areas receive less attention, even though they may show early signs of water entry, condensation, humidity, drainage trouble, or material deterioration.

The goal is not to search for problems that may not exist. The goal is to become familiar with accessible conditions so a new stain, damp area, odor, damaged material, or drainage change is easier to recognize.

Watch What Happens When It Rains

A dry-weather walkaround cannot show everything. During a safe rain event, or shortly afterward, observe where roof water goes, where runoff crosses the property, and which areas remain wet.

Record the date and recent weather. A photograph taken during rainfall may explain a condition that is no longer visible after the property dries.

Review Gutters, Downspouts, and Drainage Paths

Roof drainage components should collect water and direct it to an appropriate location. Review accessible gutters, downspouts, extensions, splash areas, surface drains, swales, and discharge points as one connected path.

Do not assume one drainage detail explains every moisture condition. Document what is visible and how the condition changes during different weather events.

Overflowing or damaged gutters
Loose or disconnected downspouts
Discharge too close to the building
Blocked surface drains
Erosion along drainage paths
Repeated ponding near the structure

Inspect Accessible Attic Conditions

Only enter an attic when access and conditions are safe. From accessible locations, compare current conditions with earlier photographs and records.

A useful question is simple: What looks different from the last inspection? Record the location, date, weather, and whether the condition appears dry, damp, active, unchanged, or expanding.

Water stains on framing or roof decking
Wet, stained, or compressed insulation
Rust or corrosion on fasteners
Darkened or deteriorating materials
Blocked ventilation openings
Moisture near penetrations

Inspect Accessible Crawlspace Conditions

A crawlspace can provide useful information about moisture beneath the property, underfloor materials, ducts, insulation, drainage, and air movement.

Do not enter a space that is flooded, unsafe, contaminated, structurally unstable, or beyond a basic property-owner inspection. The purpose is to notice changes, not to diagnose a concealed condition from one observation.

Sagging, wet, or missing insulation
Condensation on ducts or piping

Seeing Moisture, Standing Water, or Damage?

If something in the attic or crawlspace looks wet, damaged, out of place, or different from your last inspection, call before the condition spreads or the evidence is covered.

Separate Moisture Observation From Source Diagnosis

Visible moisture does not automatically identify its source. Water may enter through roofing, plumbing, exterior openings, foundation conditions, or drainage conditions. Moisture may also form through condensation when humid air meets a cooler surface.

Document what you can actually observe, including the location, material, visible amount, odor, recent weather, equipment operation, and whether the condition is active or recurring. Avoid treating an assumption as a confirmed source.

Look for Moisture Clues Inside the Property

Conditions in concealed or seldom-visited spaces may leave clues in occupied areas. Compare new observations with prior photographs and maintenance records.

One clue may have several possible explanations. A pattern that returns, spreads, or changes with weather or equipment operation deserves closer attention.

Persistent musty odors
Water stains or changing discoloration
Peeling or bubbling finishes
Swollen or distorted materials
Warped flooring or trim
Recurring surface growth
Window or surface condensation
Unexplained humidity changes

Document Weather, Conditions, and Changes

A photograph is more useful when it includes context. Keep the inspection date, recent weather, exact location, observed condition, maintenance performed, and next review date with the image.

Consistent records help show whether a condition is new, stable, recurring, or becoming more significant.

Build a Repeatable Inspection Routine

Use the same general route each time so important areas are not forgotten. Begin outside with roof drainage and grading, continue through accessible lower areas, review occupied spaces for interior clues, and finish with the attic when access is safe.

Adjust the routine to the actual property, seasons, equipment, manufacturer guidance, weather events, prior repairs, and conditions already being monitored.

Know When a More Complete Inspection Is Appropriate

A more complete inspection may be appropriate when water is actively entering, standing water returns, materials remain wet, staining expands, odors persist, visible deterioration develops, previous repairs did not correct the condition, or the moisture source and pathway remain uncertain.
