A musty smell can show up before you see a stain, leak, or damaged material. It may stay in one room, become stronger after rain, or return every time the HVAC starts. The odor is a clue, but it does not tell you by itself where the problem began.
Before assuming the house has a hidden mold problem, check for ordinary sources that can create a stale or earthy smell. Damp towels, wet cardboard, old carpet padding, stored clothing, mop heads, houseplants, trash, pet bedding, and sink or floor drains can all hold odors.
Remove or clean the obvious source, air out the area, and pay attention to whether the smell actually stays gone. If it returns in the same place, becomes stronger with rain, or changes when the HVAC runs, the building deserves a closer look.
A smell that comes and goes often provides better information than a smell that is simply described as musty. Write down when it is strongest and what was happening at the time.

The system may be moving odor from a return-air pathway, equipment cabinet, condensate area, duct connection, crawlspace, attic, or nearby cavity.
Check whether indoor humidity is elevated and whether cool surfaces, ducts, pipes, windows, or poorly ventilated areas are collecting condensation.
Check supply lines, drains, water heaters, washing machines, dishwashers, refrigerators, and the materials below or beside them.
The room where you smell the odor may not contain the source. Air moves through door undercuts, wall and floor openings, return-air pathways, chases, cabinets, attics, and crawlspaces. Start with the strongest location, then think about what is beside, above, and below it.
Inspect flooring edges, carpet and padding, cabinet bases, plumbing below the area, slab or crawlspace conditions, and signs of an older water event.
Look for limited airflow, damp contents, exterior-wall condensation, concealed plumbing, stained panels, and swollen materials.
Review the attic, roof, plumbing above the room, HVAC equipment or ductwork, and whether the odor changes during rain.
Check whether the HVAC is distributing the odor, whether the crawlspace or attic communicates with the living area, and whether humidity is high in more than one room.
A recurring odor matters more when it appears with a physical change. Use a flashlight and inspect only areas you can reach safely. Do not tear into walls or disturb suspected mold just to confirm that something is wrong.
A small digital humidity meter can help compare one room with another and show whether the condition changes through the day. Put it in the affected room, then compare it with a room that does not smell musty.
One reading does not identify a leak or prove mold growth. The useful information is the pattern: whether humidity stays elevated, rises when the HVAC is off, changes after rain, or remains higher near a crawlspace, bathroom, laundry room, or exterior wall.
Stop the water if you can do so safely, protect the area from additional damage, and have the leak and affected materials evaluated. Drying the surface alone may not address water inside flooring, walls, cabinets, or insulation.
Have the equipment, drain pan, condensate line, filters, duct connections, insulation, return-air pathways, and surrounding materials inspected.
Look beyond the odor. The next step may involve drainage, standing water, ground moisture, ductwork, plumbing, insulation, air leakage, dehumidification, or a complete crawlspace moisture-control plan.
The moisture source still has to be identified and corrected. Cleaning or removing affected material without correcting the water or humidity problem leaves the property open to the same condition returning.
Determine whether the area was fully dried, whether damaged material remained in place, and whether the original source was actually corrected.
Do not open random walls or keep masking the smell. A broader building inspection or leak-detection process can narrow the search using the layout, moisture patterns, equipment, weather history, and connected building systems.
A short record can make the first inspection more useful and reduce time spent trying to recreate the pattern.
